Location

The site fronts onto the new Carlisle Northern By-pass (A689) adjoining the roundabout at the junction of the A689 with Kingmoor Road and the West coast mainline railway. The northern by-pass opened in February 2012, and currently has an estimated 12,000 vehicle movements per day. The road dissects the land into two distinct plots. The land to the west of the by-pass (Plot 1) comprises greenfield agricultural land rising up towards the bridge across the West Coast mainline railway. The land to the east (Plot 2) comprises the largest plot and is clearly identifiable by a series of derelict attached former farm buildings; beyond which extends agricultural land on what is a predominantly level site bordering the new bypass and Kingmoor Park. Here the land adjoins Edinburgh Woollen Mill. Nearby operators include a strong mix of national storage, distribution, logistics and manufacturing businesses. The land is situated adjacent to Kingmoor Park and Kingstown industrial estates, the principal strategic, industrial, business and commercial development site in the region. The site benefits from significant prominence enhanced by its high visibility roadside location and access links to Junction 44 M6/M74 motorway network – approximately 1 mile and Carlisle City Centre (via Kingmoor Road) - 2 miles. The bypass carries the vast majority of traffic between the M6/M74 motorway at junction 44 and the West Cumbria towns of Workington and Whitehaven.

DESCRIPTION

The site comprises greenfield agricultural land
extending to a total area of 12.5 acres (5.06 hectares).
Plot 1 comprises 2.45 acres (1 hectare) with Plot 2 extending up to 10.05 acres (4.07 hectares). Redundant derelict farm buildings some of which have been partially demolished comprising the original farmstead occupy the front section of Plot 2 adjoining the new roundabout. Access is gained via Kingmoor Road on approach to the roundabout.
Plot 1 is laid to grass and has traditionally been grazed for agricultural purposes. Access is via a track leading off the A689 adjacent to its junction with the roundabout.
